Hotel Furniture Concept manufactures contract furniture for the hospitality industry from a single production facility in Sancaktepe, Istanbul, with a head office and showroom in Ataşehir on the Anatolian side of the city. We have been building for hotels for more than thirty years, and everything we quote is something we make.<\/p>\n\t\t\t\t\t

That distinction matters more than it sounds. A large share of the companies presenting themselves as hotel furniture manufacturers in Turkey are trading houses: they take the order, place it with two or three workshops, and pass on whatever comes back. The specification survives or it does not, and when it does not there is nobody in the chain who can change a machine setting to fix it.<\/p>\n\t\t\t\t\t

Because the factory is ours, a revision mid-production is a conversation on the shop floor rather than a renegotiation. Finish samples are cut from the same batches that will run in production. What a hotel furniture factory actually does<\/em><\/h2>\n\t\t\t\t\t

Hotel furniture is not one trade. A single guest room brings together panel work, solid timber, upholstery, metal and stone, and each of those is a different department with different machines, different tolerances and different people.<\/p>\n\t\t

\n \t\t\t

The casegoods line is where most of a hotel order lives. Panels are cut on a beam saw from commercial-grade MDF and plywood, edged, drilled for hardware on CNC, then veneered, laminated or lacquered depending on the specification. Veneer is matched and pressed in-house, which is the only way to keep a run of two hundred wardrobes reading as one finish. Lacquer work goes through a spray line with controlled drying rather than being finished in the open.<\/p>\n\t\t\t\t\t

The upholstery shop works from kiln-dried hardwood frames, doweled and corner-blocked, with webbing and serpentine or pocket springs depending on the piece. Foam is cut to profile in high-resilience grades, around 40 kg\/m³ at 45 ILD for contract seating, and fabric is cut from the roll against a pattern rather than eyeballed. Sewing, upholstering and final inspection happen in sequence on the same floor.<\/p>\n\t\t\n<\/div>\n

Alongside them sit the trades most furniture suppliers subcontract and we do not: a metal shop for stainless and powder-coated steel frames, legs, trims and decorative screens, a stone workshop for marble, granite and quartz tops and vanities, and a joinery section for the fixed and made-to-measure work that has to fit a wall rather than stand in front of it.<\/p>\n\t\t\t\t\t

Keeping those four disciplines under one roof is what makes a complete room possible. When the headboard, the bedside table, the desk, the luggage bench, the metal frame under it and the stone top on the vanity are made by four teams in one building, the interfaces between them are managed during production instead of discovered during installation.<\/p>\n\t\t\n<\/div>\n\n<\/div>\n\n<\/div>\n\n<\/div>\n

Contract furniture is defined by what it has to survive, not by how it looks on delivery day. A hotel chair is sat in several thousand times a year by people who did not pay for it, cleaned with chemicals no domestic chair would see, and expected to hold its appearance until the next refurbishment cycle.<\/p>\n\t\t

For seating, the reference standard is ANSI\/BIFMA X5.4 for public and lounge seating, which tests the frame and joints under repeated load rather than under a single static weight. Residential furniture is not tested this way, which is why a domestic-grade chair placed in a lobby loosens at the joints within a season.<\/p>\n\t\t\t\t\t

Upholstery is specified against the market the furniture is going to. European projects work to EN 1021 parts 1 and 2, the UK to BS 7176, and North America to CAL TB 117. These are not interchangeable, and a fabric certified for one is not automatically acceptable in another — naming the destination in the specification is what determines which certificate we produce.<\/p>\n\t\t\n<\/div>\n

Abrasion is the other half. Fabric positions in high-traffic public areas are specified from 50,000 Martindale upward, with 100,000+ for the hardest-worked seats, while guest room positions can sit lower because the use is lighter. Foam grade, frame construction and fabric rating are specified together, because a strong frame under a weak fabric still fails in three years.<\/p>\n\t\t\t\t\t

Panel and surface work is checked for edge adhesion, moisture behaviour and finish hardness. Desk and vanity surfaces use high-pressure laminate, solid surface, quartz or sealed stone rather than domestic melamine, and lacquered and varnished surfaces are finished in conversion varnish or two-part polyurethane for scratch and chemical resistance.<\/p>\n\t\t\n<\/div>\n\n<\/div>\n\n<\/div>\n\n<\/div>\n

01 — Guest Rooms<\/p>\n\t\t\t\t\t

We manufacture the whole guest room<\/h2>\n\t\t\t\t\t

The repeating scope, and the one where manufacturing discipline shows up most clearly, because every error multiplies by the key count.<\/p>\n\t\t\t\t\t

A hotel guest room is a matched set, not a collection of items. We produce bed bases and upholstered headboards, wardrobes with the hanging and safe arrangement the operator wants, luggage benches, writing desks and desk chairs, nightstands, minibar and TV console units, bathroom cabinetry and vanity units, and the wall panelling and mirror frames that tie them together. All of it runs on one finish programme, so the veneer on a wardrobe door matches the veneer on the desk on the opposite wall. Carcasses are commercial ply and MDF with sealed edges, drawer boxes run on soft-close hardware rated for contract use, and exposed corners are detailed to survive housekeeping trolleys. 02 — Public Areas & F&B<\/p>\n\t\t\t\t\t

Lobby, restaurant, bar and banquet<\/h2>\n\t\t\t\t\t

Lower volume than the rooms, higher unit cost, and the areas a guest photographs.<\/p>\n\t\t\t\t\t

Public area work is where made-to-measure dominates. Reception and concierge desks are built to the floor plan rather than cut down from a standard unit, with a staff work surface, a raised guest counter and an accessible lowered section where regulations require one. Lobby seating — sofas, settees, tub and lounge chairs, benches and occasional tables — is produced to ANSI\/BIFMA X5.4 with contract foam and upholstery rated for the position. In food and beverage we manufacture restaurant chairs and tables, bar stools, fixed booth and banquette seating built to the layout, and buffet counters and live-cooking stations. Two trades that decide whether a piece of hotel furniture looks made or assembled.<\/p>\n\t\t\t\t\t

Our stone workshop handles marble, granite, travertine, limestone and engineered quartz: slab selection, cutting, edge profiling, polishing and sealing for vanity tops, reception counters, table tops, floor tiles and wall cladding. Because the stone and the cabinet are made in the same place, the top arrives with the unit it belongs on, cut to the unit rather than to a drawing of it. The metal shop works stainless, mild steel and aluminium for chair and table frames, sofa legs, desk bases, trims, handrails, luggage racks and decorative screens, finished in powder coat to a RAL reference or in brushed, polished or plated finishes. 04 — Custom & Joinery<\/p>\n\t\t\t\t\t

Made to measure, not cut to fit<\/h2>\n\t\t\t\t\t

Fixed furniture is where a factory earns its place, because none of it exists as a product.<\/p>\n\t\t\t\t\t

Alongside loose furniture we manufacture the fixed and built-in scope: fitted wardrobes and closets in rooms with awkward alcoves, headboard walls that run the full width of a room, wall panelling and cladding, bathroom vanity units built around the plumbing that is actually there, kitchen and pantry cabinetry for serviced apartments and aparthotels, reception and back-bar joinery, and the mirror and signage frames that carry the brand detail. Each of these starts from a site dimension or a drawing rather than from a catalogue page, and it is produced on the same machines and with the same materials as the loose furniture beside it. 05 — Outdoor & Poolside<\/p>\n\t\t\t\t\t

Terrace, pool and garden production<\/h2>\n\t\t\t\t\t

A separate materials problem: the same furniture logic, different enemies.<\/p>\n\t\t\t\t\t

For resorts, rooftop bars and pool decks we manufacture outdoor lounge sets, dining chairs and tables, sunbeds and daybeds, parasol bases and service trolleys. The construction changes rather than the standard: powder-coated aluminium or marine-grade stainless instead of mild steel, teak, iroko or treated hardwood instead of interior timbers, solution-dyed acrylic and outdoor-grade mesh instead of contract weaves, and quick-dry reticulated foam so a cushion left in the rain is usable the next morning. Fixings are chosen for corrosion rather than for cost, because the failure mode outdoors is never the fabric first. A hotel project does not enter the factory as one job. It is split by discipline, produced in parallel and brought back together for loading. These proportions describe where the production hours usually go.<\/p>\n\t\t

Sequencing matters more than speed. We hold completed items in the plant and load by floor or area rather than by product type, so the first container off the line carries everything the first rooms need instead of every wardrobe in the order.<\/p>\n\t\t\n<\/div>\n\n<\/div>\n

Briefing the Factory<\/p>\n\t\t\t\t\t

What a manufacturer needs from you<\/h2>\n\t\t\t\t\t

The quality of a hotel furniture order is decided before the first panel is cut, by how completely the factory was briefed. These are the inputs that change the outcome.<\/p>\n\t\t

Start with quantities taken off the floor plan and the room matrix rather than estimated. A four per cent shortfall on a 200-room order is eight rooms unfurnished at handover, and a top-up run never matches the original in either price or finish batch. Give us every room type separately, even where they differ by one item.<\/p>\n\t\t\t\t\t

Then fix the finishes. Name the veneer species and cut, the laminate or lacquer reference, the RAL for metal, the stone type and the fabric for every upholstered position. Where you have a physical sample, send it — a photograph of a veneer is not a specification, and matching to a screen is how two production runs end up visibly different.<\/p>\n\t\t\n<\/div>\n

State the destination market so we produce to the right standards. EN 1021 and BS 7176 for Europe and the UK, CAL TB 117 for North America, with the Martindale rating for each fabric position and the seating standard for public areas. These cost nothing to write into the brief and a great deal to discover after a container has sailed.<\/p>\n\t\t\t\t\t

Give us the programme, not just the deadline. Handover dates by floor or wing let us sequence production and loading around your critical path; a single end date forces everything to be treated as equally urgent, which in practice means nothing is prioritised.<\/p>\n\t\t\n<\/div>\n\n<\/div>\n\t\t\t

Finally, decide the commercial scope. Ex-works, FOB Istanbul, CIF to a named port, or delivered and installed are four different prices for four different scopes, and comparing quotations across them without normalising is the commonest way a furniture tender produces a misleading answer.<\/p>\n\t\t\n<\/div>\n\n<\/div>\n

Quality Control<\/p>\n\t\t\t\t\t

What we check, and when<\/h2>\n\t\t\t\t\t

Inspection at the end of a production run finds problems too late to fix cheaply. Contract manufacturing works by checking at the points where an error is still correctable.<\/p>\n\t\t

The first control is the sample. For packages of any size we produce a pre-production prototype or a full mock-up room — the actual furniture, in the actual finishes, with the actual hardware — and it is signed off physically before the run starts. Almost every expensive change request in hotel furniture would have been a cheap one at this stage.<\/p>\n\t\t\t\t\t

During production, panel work is checked for dimension and edge integrity as it comes off the line, veneer and lacquer are inspected under consistent lighting rather than wherever the piece happens to be standing, and upholstery frames are checked before they are covered, because a frame fault is invisible and unfixable once the fabric is on.<\/p>\n\t\t\n<\/div>\n

Assembled items are then checked as they will be used: drawers and doors operated, soft-close hardware tested, seating loaded, tops fitted to their cabinets, and every piece measured against the approved drawing rather than against the piece next to it.<\/p>\n\t\t\t\t\t

The last control is the crate. Items are inspected immediately before packing, photographed where a client requires it, and packed with corner protection, edge board and film on polished surfaces, with moisture barriers for sea freight. Crates are labelled by room number or area so that installation does not begin with an unpacking exercise.<\/p>\n\t\t\n<\/div>\n\n<\/div>\n\t\t\t

Viewed over the life of the property, furniture made properly in a contract factory is the cheaper decision. Correctly specified casegoods and seating run seven to ten years before a soft refurbishment; under-specified pieces start failing in high-traffic positions within two or three, and they fail in the rooms that are hardest to take out of service.<\/p>\n\t\t\n<\/div>\n\n<\/div>\n
