FF&E stands for furniture, fixtures and equipment — every loose and fixed item that turns a finished building into an operating hotel. It covers the beds, wardrobes and desks in the guest rooms, the seating and reception desk in the lobby, the chairs and tables in the restaurant, the stone tops, the metal frames, the mattresses, the lighting and the operating supplies that sit behind them.
HFC supplies FF&E as a single package. Most of it we manufacture ourselves in our Istanbul factory — casegoods, upholstered seating, banquet and restaurant furniture, marble and natural stone tops, metal fabrication and custom joinery. The remainder we source and consolidate under the same purchase order, so a project buys one scope from one supplier rather than assembling it from a dozen.
That matters because an FF&E package is a logistics problem as much as a manufacturing one. A hotel opening has a fixed date. Furniture arriving in eleven separate shipments from eleven suppliers, each with its own lead time, its own quality level and its own paperwork, is how opening dates slip. Consolidating the package removes most of that risk before it starts.

Why FF&E is different
An FF&E package is not a furniture order. It is a schedule of several hundred line items that all have to arrive complete, compliant and in the right sequence, against a handover date that was fixed long before the furniture was specified.
The commonest failure is not quality — it is coordination. When casegoods come from one factory, seating from another, stone from a third and mattresses from a fourth, every interface between them becomes a risk: a veneer that does not match the headboard, a chair height that does not work with the table, a container that sails half empty because two suppliers missed the same cut-off.
Consolidating the package under one manufacturer removes those interfaces. Finishes are matched once, across every item that shares them. Shop drawings are coordinated before production, not discovered on site. Quality control happens in one factory against one standard, and the whole package ships on one loading plan.
It also changes what happens when something goes wrong, because something always does. A late revision, a damaged crate, a fabric discontinued mid-production — with a single supplier these are one conversation and one corrective action, not a negotiation between parties who each have a reason it is not their problem.
The commercial case is the same shape. One supplier means one quotation, one contract, one set of payment terms, one freight consolidation and one warranty. For a 120-room property that is the difference between managing a procurement programme and managing a single delivery schedule.
The Scope
An HFC package is built from three parts. Most projects use all three; some take only the manufactured scope and handle the rest in house.

The manufactured scope is the core of an HFC package and the reason projects come to us rather than to a trading company.
Guest rooms account for the largest share: bed bases and headboards, wardrobes, luggage benches, desks and desk chairs, nightstands, minibar units, TV consoles and bathroom cabinetry, produced as a matched set in one veneer or laminate programme. Public areas add reception and concierge desks, lobby seating, occasional tables and fixed banquette work. Food and beverage covers restaurant chairs and tables, bar stools, booth seating and buffet counters, with banquet furniture — stacking aluminium chairs, folding round tables, trolleys — where the property has event space. Around all of it sit the trades most suppliers subcontract and we do not: marble and natural stone tops, stainless and powder-coated metal fabrication, and the custom joinery that makes a room fit its walls. Everything is built to ANSI/BIFMA X5.4 where seating standards apply, with upholstery to EN 1021 / BS 7176 or CAL TB 117 depending on the destination market, and it carries a two-year structural warranty.

No furniture factory makes everything a hotel room needs. The difference is whether the gap becomes your problem or ours.
HFC sources the balance of the package to your specification and brings it under the same purchase order: pocket-sprung or foam mattresses and bed bases to the brand standard, decorative and task lighting, curtains, sheers, blackout tracks and bedspreads, mirrors, in-room safes, minibars, luggage racks and waste bins, and the operating supplies — OS&E — that a property needs before it can take its first guest. These items are inspected on arrival at our facility, held with the manufactured scope and loaded in the same containers, which is what turns a fifteen-supplier programme into one delivery. Where a brand mandates a specific manufacturer for a category, we buy to that mandate and consolidate it with the rest rather than asking you to run a parallel shipment.

A completed FF&E package is worth nothing until it is standing in the right rooms, undamaged, in the right order.
We crate for export as standard: corner protection, edge board and film on polished surfaces, moisture barriers for sea freight, and labelling that identifies each crate by room number or area rather than by product code. Container loading is planned against your programme, so a phased handover ships floor by floor and the first containers carry what the first floors need — not every wardrobe in the order followed by every chair. We ship FOB from Istanbul or CIF to your nominated port, prepare the export documentation, certificates of origin and packing lists, and coordinate with your freight forwarder or appoint ours. On site, we can supply installation supervision or a full installation crew, unpacking, placing, levelling and snagging room by room, with waste and packaging removed as each floor is signed off.

The largest share by far, because the cost repeats with every key. Casegoods, seating, mattresses, lighting and soft goods for a typical room multiply straight through the room count, which is why per-room cost discipline matters more here than anywhere else in the package.

Public areas
Lobby, reception, corridors, meeting and event space. Lower volume but higher unit cost, with more bespoke joinery, stone and made-to-measure work, and the finishes that carry the brand impression.

The remaining share covers back of house, staff areas and OS&E. Segment, star rating and market move these figures considerably — a resort carries more outdoor and F&B weight, a select-service city hotel concentrates almost everything in the rooms.

Buying FF&E is a procurement exercise before it is a design one. The document that decides how a project runs is the FF&E schedule, and how well it is written determines almost everything that follows.
A workable schedule lists every item by area and by room type, with a code, a quantity, overall dimensions, materials and finishes, the applicable standard, and a reference image or drawing. Quantities come off the floor plan and the room matrix, not off an estimate — a 4 per cent error on a 200-room order is eight rooms short at handover, and a reorder never arrives in the original production run or at the original price.
The second half of a good brief is compliance. Name the destination market and the standards that apply to it, because upholstery tested to CAL TB 117 is not automatically acceptable in the UK, where BS 7176 governs, and EU projects work to EN 1021. State the seating standard, the fire rating, the Martindale requirement for each fabric position and any brand-mandated product. These are cheap to write into a specification and expensive to discover after production.
Then decide what you are actually buying. A supply-only package puts freight, customs and installation on your side. A delivered-and-installed package puts them on ours. The unit prices look different because they are not the same scope, and comparing them line by line without normalising for that is the commonest way an FF&E tender produces a misleading answer.
This is where a single-source partner changes the arithmetic. One supplier carries the coordination between categories, the finish matching across items that never meet until they are in the same room, the consolidation of freight, and one warranty covering the package. The alternative is a procurement function that has to hold all of it.
Over the life of the property the comparison that matters is not the purchase price but the refurbishment cycle. Contract-grade FF&E specified properly runs seven to ten years before a soft refurbishment; under-specified furniture starts failing in high-traffic positions within two or three, and it fails in the rooms that are hardest to take out of service.

Because we build the furniture rather than resell it, dimensions, finishes, fabrics and brand details are decided by your project instead of by a catalogue — and the same veneer or RAL reference runs across every item that shares it.
That applies across the package: a wardrobe built to a non-standard alcove, a reception desk shaped to the floor plan, a banquette that follows the wall, a table top cut from the same stone as the vanities.

New-build hotels. The full package, phased against the construction programme — usually the largest scope and the one where consolidation matters most, because everything arrives against a single handover date.
Refurbishment and rebrand. A partial package, often guest rooms only, delivered floor by floor so the property keeps trading. Matching existing finishes and working around live operations is most of the job.
Resort and leisure properties. Heavier outdoor, pool and terrace scope, larger F&B areas, and materials chosen for UV, salt and humidity as much as for wear.
Select-service and budget hotels. A tighter per-room budget with almost all the value concentrated in the rooms. Standardised room types and long production runs are what make the numbers work.
Serviced apartments and aparthotels. Kitchens and storage move into scope, room types vary more, and the casegoods programme has to cover studio through two-bedroom on one finish palette.
Whatever the segment, the package is built the same way: manufactured where we can, sourced where we must, consolidated either way and shipped on one schedule.

1 — Schedule & specify
We start from your FF&E schedule, floor plans and room matrix, or build the schedule with you if one does not exist yet. Quantities are taken off the plans, standards are fixed per market, and we return shop drawings and a costed scope by area.
2 — Sample & approve
For packages of any size we produce a pre-production sample room or prototype pieces — finishes, fabrics, hardware and dimensions signed off physically before the production run starts. Sourced items are inspected against the same approval.
3 — Manufacture & consolidate
Production runs in our Istanbul factory while sourced items arrive and are checked in. The whole package is quality controlled in one place, against one standard, and held until the loading plan calls for it.
4 — Ship & install
Export crating, container loading by floor or area, FOB or CIF shipping and full export documentation. Where the project needs it we supervise or carry out installation, room by room, with snagging and packaging removal as each floor is handed over.

As a planning guide, guest rooms take 50–60% of a full-service hotel FF&E budget, public areas 20–25% and food and beverage 15–20%, with the remainder in back of house and OS&E. Segment shifts these considerably: a resort carries more outdoor and F&B weight, while a select-service city hotel concentrates almost the entire budget in the rooms.
