Guests who do not own it cook, spill, knock and clean it carelessly, week in and week out, and a new guest arrives the moment the last one leaves. Making a Few Square Metres Work


The skill in a compact kitchen is fitting a full kitchen’s function into a fraction of the space without it feeling cramped or compromised, and that comes down to detail. Worktop is the scarcest resource, so units are sized to leave a continuous, usable run of bench rather than chopping it up; storage goes up rather than out, using full-height tall units and over-counter cabinets to win bulk storage from wall space instead of floor; and the layout keeps the working triangle of sink, hob and fridge tight so a guest can cook without crossing the room.

Inside the units, the storage is specified to make every litre count — internal drawers that use the full depth of a base unit, corner solutions that reclaim the dead space a small kitchen cannot afford to waste, slim pull-outs in the gaps, and a tall pantry unit that gives a studio its dry-goods storage in a few centimetres of width. Appliances are compact and chosen to suit — a two-zone induction hob, a combination microwave-oven, an undercounter or integrated fridge — and housed so they do not eat into the worktop. Laminate and melamine doors and worktops are the natural choice — a hard, sealed surface that resists scratches, heat and stains and wipes clean in a turnaround, with no painted finish to chip or mark. The carcass is moisture-resistant board, edge-banded on every exposed edge so the most-handled corners of the kitchen do not swell or lift, even around the sink and the kettle where a small kitchen takes the most punishment.

The hardware is rated for the cycles a high-turnover unit demands: soft-close hinges and runners that keep working long after a domestic equivalent would have failed, because in an aparthotel a cabinet door is opened far more often than in a home. Handleless or simple-handle fronts remove the snags and cleaning traps that protruding handles create. None of this shows in a photograph, but it is what keeps a kitchenette looking specified and working quietly through years of guests — and what keeps it out of the maintenance log, which is where a cheap kitchen ends up.

The economics

Every 3-, 4- and 5-star room already has a minibar counter, so the fixture and the footprint are already paid for. Turning it into a kitchenette means adding roughly a 40 cm undermounted sink and about 50 cm of working surface — a modest, one-off millwork-and-plumbing cost per room. In return, a room with a kitchenette commands a higher ADR than the identical room without one, and that premium repeats night after night, year after year. A one-time capex converts into a permanent rate tier: payback is measured in months, and everything after is margin. Multiplied across a floor or a property, a minor fit-out becomes a structural increase in revenue per available room.

Why it is budget-friendly

A full kitchen is expensive because of extraction and ventilation — hoods, ducting, fire-code compliance, structural penetrations and mechanical sign-off. A kitchenette of this kind needs none of it. With no cooking there is no extraction, no ventilation and no mechanical works at all; the only technical requirement is a single plumbing point for the sink. Placed on the bathroom wall, the kitchenette ties straight into the existing wet wall, so supply and drainage are already there. That means a minimal plumbing run, minimal disruption and a unit that rolls out room by room without taking a floor offline — low capex, no mechanical complexity and a repeatable install across the whole portfolio. It is exactly the risk profile an investor wants from a revenue upgrade.

Housekeeping’s point of view

Any housekeeping manager will tell you the food problem already exists: guests bring fruit, snacks and takeaway into rooms whether the room provides for it or not. Today that mess is uncontained — crumbs in the bed, sticky desks, peel in the waste bin, the occasional carpet spill that needs stain treatment. A kitchenette gives all of it a single, hard, wipeable zone with a sink, so turnover cleaning becomes a quick wipe of one surface and a rinse of one basin rather than hunting for food residue across the room.

No cooking, no grease

And because there is no cooking, the hard parts of cleaning a kitchen never appear — no grease, no hood, no burnt-on residue, no food smell to air out. It adds one surface and one sink to the turnover checklist, a small thing, but it concentrates mess that used to be spread across the room. For most teams that nets out neutral-to-positive on total cleaning time, and clearly positive on the worst, most expensive jobs — carpet stains and linen replacement.
