A guest never feels the springs in the mattress, but they feel the sheet against their skin all night, and they see the made-up bed the moment they walk in. Hotel bedding is the most intimate and the most visible product in the room at once — the crisp white duvet, the plump pillows, the smooth sheet — and it carries an outsized share of the impression a guest forms of how clean, how cared-for and how good the hotel is. It is also the hardest-working textile in the building, stripped, laundered at high temperature and re-made every single day.
We manufacture the complete bed-linen collection to that brief. There is a reason almost every quality hotel dresses its beds in crisp white: white linen reads as clean, fresh and confident, because it cannot hide a stain or a tired fibre. Getting that look right and keeping it right is a real operational discipline, and it is the discipline contract bed linen is designed around — not the soft hand of a domestic sheet bought once, but the ability to come back from a hundred-plus industrial wash cycles still white, still strong and still smooth.
For an operator the economics are about cost-per-use, not unit price. A sheet that greys, pills or tears after fifty washes is replaced constantly; a properly engineered contract sheet in combed, compact yarn keeps its strength and colour over many times that life, so the cost spread across its nights in service is far lower even at a higher purchase price. Linen is bought in par stock too — typically three or more sets per bed so one is on the bed, one in the wash and one on the shelf — which means a property commits to a single specification in volume, and needs every reorder to match the last exactly. Buying the bedding from one manufacturer, made to one spec in defined qualities, is what makes that consistency and that durability manageable across an estate.
There is a labour dimension too. Linen is handled more than any other product in the hotel — stripped, washed, dried, ironed, folded and re-made every day — so anything that makes it faster to process pays back continually. Sheets and covers that iron flat without fighting, poly-cotton qualities that need little or no pressing, and a fitted sheet that goes on quickly all save housekeeping and laundry time across thousands of room turns a year. Good contract linen is chosen not only for how it looks and lasts, but for how easily it moves through the daily cycle.
Look at how hotels are sold — on a booking site, in a brochure, across social media — and the bed is the hero of almost every photograph. A crisply made white bed, layered with plump pillows and a smooth duvet, is the single most powerful image a property has, and it is the linen, far more than the furniture, that makes that image work. Bedding that photographs clean, bright and inviting earns clicks and bookings; tired, mismatched or greyed linen quietly does the opposite, in the very images meant to sell the room.
It has to deliver in person too, made up fresh every day by housekeeping. Linen that presses well, holds a crisp edge and dresses neatly makes a bed look professionally made with less effort, while linen that creases badly or has lost its body looks tired however carefully it is arranged — and a guest reads a poorly-presented bed as a poorly-run hotel. The collection is made with that daily ritual in mind: covers and sheets that iron flat and hold their finish, weights and weaves that drape and tuck the way housekeeping needs, and matching duvet covers, pillowcases and a folded pique that let every bed in the property be dressed to the same considered, photographable standard, turn after turn.
Bed linen is described in a handful of numbers and terms, and knowing what they mean is the difference between specifying the right linen and over- or under-paying for the wrong one. Here is what actually matters when you specify a hotel sheet.
Thread count (often shown as TC, or as “tel”) is the number of threads woven into a given area — we make linen from around TC 145 percale up to TC 400 sateen. A higher count generally means a finer, smoother, denser fabric, but only when it is honest count in good yarn; beyond a point it is marketing. GSM (grams per square metre) describes the weight and substance of the cloth, and for hotel linen a weight in the 120–145 gsm range balances a quality feel against fast drying and laundry life. The fibre is the foundation: 100% cotton for the softest, most breathable, most premium feel; poly-cotton blends (from 80/20 down to 60/40) for greater strength, faster drying, less ironing and lower cost, which many busy properties prefer for the workhorse rooms. Crucially, we use combed and compact-spun yarn, where the short fibres are removed and the yarn tightly twisted, for a smoother, stronger, less-pilling cloth that holds up to commercial washing far better than ordinary carded yarn.
The weave sets the look and the touch. Sateen / satin weave gives the smooth, lightly lustrous, hotel-classic finish, plain or with woven self-stripes (the familiar tone-on-tone hotel stripe, in widths from a fine 0.4 cm to a bold 3 cm). Percale is a crisp, cool, matte plain weave that many guests associate with a fresh, well-pressed bed. Jacquard weaves a subtle pattern — damask, floral, scroll or square — directly into the white cloth for a richer, more designed look without any printing. Knowing these three levers — fibre, count/weight and weave — lets a property dial its bed linen to exactly the feel, look and budget each room type needs, and we make across the whole range. Getting these choices right at specification stage — rather than discovering them after a property has lived with the wrong sheet for a season — is exactly where a manufacturer who works only with hotels earns its place, and we advise on the right quality for each room type as part of quoting a project.
As a contract hotel textile supplier, the most useful thing we do at specification stage is match the linen to the property — a 3-star room and a 5-star suite are genuinely different briefs, and not every room needs the same sheet. Why composition matters more than the headline thread count. The fibre blend is the single biggest lever on running cost, and getting it right removes a lot of daily friction. A poly-cotton blend dries faster, creases far less, needs little or no ironing and survives more wash cycles before it greys or thins — so for standard and high-turnover rooms it cuts energy, labour and replacement cost at the laundry, which is where most of the money is spent over a sheet’s life. 100% cotton feels and looks more premium and breathes better, which is why suites and 5-star rooms carry it, but it holds water, takes longer to dry and usually wants pressing. Specifying the right composition for each room type — rather than putting one sheet everywhere — means less headache for housekeeping and a measurably lower laundry cost, year after year. That is exactly the advice we give as part of quoting a project.

The duvet cover, sheet and pillowcase set is the heart of the collection, and we make it across a full ladder of qualities so a property can match the linen to each room type — a flagship suite and a busy standard room rarely want the same sheet. Every quality is woven in combed, compact yarn, in hotel white, and made to the property's sizes.
At the premium end sit the 100% cotton sateen sets — smooth, lightly lustrous and breathable — in plain white and in the woven self-stripe that signals quality without colour, available from a fine 0.4 cm pinstripe through 0.5, 1 and 2 cm up to a bold 3 cm stripe, in thread counts from TC 210 up to a dense TC 300 and TC 400. For a richer, more designed look without printing, the jacquard qualities weave damask, floral, scroll and square patterns directly into white cotton or poly-cotton cloth. Where a property wants a crisp, cool, matte bed, the percale qualities in pure cotton and poly-cotton give that fresh, well-pressed hand, from TC 145 up to TC 210. And for the highest-turnover rooms, the poly-cotton sets — in 80/20, 70/30 and 60/40 blends — add strength, faster drying and easier ironing at a lower cost, woven plain, striped or jacquard. Across the ladder, fitted and flat sheets, duvet covers and pillowcases are all made to match, in any bed size the property runs. A property will often run one premium quality on its suite and feature floors and a hard-wearing everyday quality on its standard rooms, both in the same hotel white, so the look stays consistent across the building while the cost and durability are tuned to how hard each room works.

A property usually settles on two or three qualities — a premium cotton sateen for suites and a hard-wearing poly-cotton for standard rooms, say — and we hold each to one specification so every reorder matches. Any size and any quality, made to the project.
Inside the crisp covers, the fill is what the guest actually sinks into, and a great pillow or a cloud-like duvet earns as many “best sleep” comments as the mattress. We make the full range of fills, so a property can offer a pillow menu and the right duvet warmth for its climate and season.
Pillows run from a classic cotton-filled pillow in a TC 145 cotton casing, through goose-down and feather for a soft, luxurious, mouldable feel, to engineered synthetic fills: nano-silicone and bead-silicone microfibre for a supportive, hypo-allergenic, easy-care pillow that washes and recovers well, and a visco (memory-foam) orthopaedic pillow with neck support for guests who want firmer support. Standard sizes are 50×70 and 60×80 cm at specified weights, and a property can offer two firmnesses as a pillow choice. Duvets mirror the range: a goose-down and feather duvet in a breathable cotton casing for the premium rooms, a nano-silicone duvet (around 400 gsm in an anti-fleece cotton casing) for a light, warm, washable everyday duvet, and a silicone-fibre duvet produced in any weight from roughly 250 to 400 gsm to suit the season and the climate. Every fill weight, casing and size is made to the property's specification, so the bed is as warm and as plush as the room is meant to be.
The least glamorous product in the collection is one of the most important. A mattress protector sits unseen between the sheet and the mattress and does two jobs at once: it keeps the bed hygienic for each new guest, and it protects an expensive mattress from spills, stains and wear — extending its life and its warranty. For any property, protectors are the cheapest insurance it can buy on its single biggest bedroom asset.
We make three types. The waterproof membrane protector uses a breathable PU-membrane backing under a soft cotton-rich face (around 170 gsm) to stop liquids reaching the mattress while still letting it breathe. The quilted-and-membraned protector combines a quilted upper face for comfort with a waterproof membrane beneath, in a TC 145 cotton fabric — comfort and protection in one. And the double-side quilted protector, in a TC 145 cotton fabric with silicone-fibre fill, adds a soft, launderable layer of comfort and hygiene where full waterproofing is not required. All are made with four-corner elasticated straps to stay put on the mattress through stripping and re-making, and are sized to the property's mattresses. Pillow protectors complete the set, keeping the pillow fills clean and hygienic between guests. Together they are what lets a property turn a room confidently every day and protect the bed beneath the linen for years.
The blanket and the pique are the finishing layer — the warmth folded inside the bed and the decorative throw laid across its foot — and they do quiet work for both comfort and presentation. We make both for hotel use, in weights and finishes that launder well and hold their look.
Blankets come in a soft, warm acrylic blanket (an 86% acrylic blend at around 450 gsm) for a substantial, cosy layer, and a lighter polar fleece blanket (100% polyester, around 300 gsm, in a generous 220 cm width) that is warm, light and easy to launder. Piques — the woven cotton bed throws and blankets that dress the top of the bed — are made in 100% cotton at around 330 gsm in the classic hotel patterns: a honeycomb waffle, and large and small checkered weaves. Folded across the foot of the bed, a clean white pique is one of the small signals that tell a guest the bed has been properly made — an inexpensive layer that lifts the whole presentation.
Family-friendly properties need linen for the smallest guests too, and it is worth getting right — parents notice the quality and the cheerful design of a cot made up for their child. We make a baby linen collection in soft, breathable 100% cotton ranforce, in a range of gentle, child-friendly designs, as complete cot duvet-cover, sheet and pillowcase sets sized for the cots and folding baby beds a hotel uses. Made to the same hygienic, easy-laundering standard as the rest of the collection, it lets a property dress a cot to the same considered standard as the main bed — a detail that means a great deal to a family choosing where to stay.
Two things separate hotel linen from anything off a retail shelf: it is made to the property's exact sizes, and it can carry the property's identity. Both are standard for us, not extras.
Every item in the collection is produced in requested sizes — the duvet covers, sheets and pillowcases sized to the property's beds and pillows rather than to a fixed range, which matters all the more when the mattresses themselves are made to measure, so the linen and the bed fit each other exactly. On finish, the collection can be made to a property's own identity: picot and corded borders in a chosen accent colour worked into the edge of sheets and pillowcases for a tailored, premium detail, and embroidered name or logo applied to duvet covers, pillowcases and sheets. Coloured borders and bespoke designs can be produced on request. For a branded group rolling linen out across an estate, that means a single, recognisable bed-linen standard manufactured identically for every property; for an independent or boutique hotel, it means a bespoke set that makes the bed unmistakably its own. Either way, the linen becomes part of the property's identity rather than a generic white set.
The real test of hotel linen is not how it feels in the showroom but how it looks after a year in an industrial laundry, and that is exactly what we engineer for. The choice of yarn is the heart of it: combed and compact-spun yarn removes the short fibres and twists the rest tightly, producing a smoother, stronger thread that resists the pilling, thinning and fraying that high-temperature, high-agitation commercial washing inflicts on ordinary cloth. The result is linen that stays smooth and stays white through cycle after cycle.
Weave and finish are specified for the same end. Tight, even sateen and percale constructions in honest thread counts hold their hand and their strength; poly-cotton blends are offered precisely because their added strength, faster drying and reduced ironing suit a laundry running thousands of pieces a day. Whites are finished for brightness and colourfastness so they come back from the wash crisp rather than greyed, and seams and hems are made to take repeated laundering without failing. This is the difference between linen bought on feel and linen bought on lifetime cost — and it is why a property that specifies a proper contract sheet replaces it far less often than one that does not.
It is worth being clear-eyed about thread count in this context, because it is the number most often used to oversell linen. Beyond a genuine, well-made TC 300 to TC 400 in good cotton, higher numbers rarely add real quality and often mean finer, more fragile yarn that a commercial laundry punishes — or simply inflated counting. For hotel use, an honest mid-to-high count in strong combed yarn, in the right weight, will outlast and outperform a higher-numbered sheet that was built for a retail label rather than an industrial wash. We specify for the laundry first, and the result is linen that still looks and feels right years after a showroom-led choice would have been retired.
Linen is bought in volume and in par stock, so it is quoted and made as a program.
