A kitchen is the most heavily built part of any interior — more linear metres of cabinetry, more hardware, more moving parts and more daily wear than anywhere else in a room. For a hotel, an aparthotel, a villa or a residential development, that cabinetry is also a quantity decision: the same kitchen, or a small family of kitchens, is built and installed across many units, and it has to be consistent, durable and deliverable on a programme. That is a manufacturing problem, not a retail purchase, and it is what we do.

We manufacture custom kitchen cabinets to your drawings and specification — carcasses, doors, fronts, fillers and internals — in MDF, plywood, laminate, lacquer and real wood, on engineered hinges and runners, finished to the colour and door style the project calls for. The cabinetry is modular in construction so it ships flat or part-assembled and installs cleanly on site, and it is built to a contract standard of carcass, edge and hardware that holds up to commercial use far better than a flat-pack or showroom kitchen.

The Difference

Contract Kitchen Cabinets Are Not Flat-Pack Kitchens


Most of what is sold as a kitchen cabinet is consumer product: flat-pack and ready-to-assemble units, showroom kitchens specified one at a time, or units bought to be painted and refaced at home. They are built to a price for a single domestic kitchen used by one family, and they are not engineered for the demands of a project — the repeatability across many units, the durability under guest or tenant use, the moisture of a kitchen used hard, and the logistics of delivering and installing dozens of kitchens to a programme.

Contract cabinetry is a different specification at every level. The carcass is moisture-resistant board, properly edge-banded on all exposed edges so it does not swell or chip; the doors and fronts are finished to resist knocks, cleaning and humidity; the hardware is rated for tens of thousands of open-close cycles rather than a domestic handful; and the whole kitchen is engineered to be built the same way every time so the hundredth unit matches the first. For a buyer furnishing a building rather than a home, that consistency and durability is the entire point — it is the difference between a kitchen that still looks specified after five years of use and one that has to be replaced.

The cost logic follows from that. A contract kitchen looks more expensive than a flat-pack on a line-by-line comparison, but the comparison that matters to a project is cost over the life of the building. A kitchen that survives a decade of guest or tenant use without doors dropping, edges swelling or runners failing is far cheaper than one bought on price and replaced twice in the same period, with the disruption and lost revenue each replacement brings to an occupied building. For a developer or an operator, specifying a durable, consistent, repairable kitchen is a maintenance and lifecycle decision as much as a furnishing one — which is precisely why it is bought from a manufacturer, to a specification, rather than off a showroom floor.

More than anything else, the material decides how a kitchen looks, how much it costs and how long it lasts, and a contract specification usually mixes materials by where they are used: a robust, moisture-resistant board for the carcass, and a door material chosen for finish and durability. We build in the full range so the kitchen is specified to the project rather than forced into one construction.

MDF and lacquered MDF are the workhorse of the modern kitchen. MDF machines to a perfectly smooth, dense surface that takes a sprayed lacquer beautifully, giving a seamless matt or high-gloss door in any colour with no visible grain or joint — the clean, contemporary look most projects want. Plywood is specified where moisture and strength matter most, for carcasses in wet zones and for cabinetry that has to carry weight, because it resists swelling far better than chipboard. Laminate and melamine fronts give a hard, scratch- and stain-resistant surface at a sensible cost — the practical choice for high-turnover aparthotel and rental kitchens where the finish has to survive heavy, careless use. And real wood — veneer over a stable core, or solid timber for framed and shaker doors — gives the warmth and grain that a villa or a premium residential kitchen calls for.

We help specify the right construction for the use — laminate doors and MDF carcasses for a serviced-apartment block where toughness and budget lead, lacquered or timber doors for a villa or signature residence where the finish leads — and we build whichever combination to the same engineered carcass and hardware standard underneath, so the quality of the cabinet does not change with the look of the door.

There is also a quiet reason MDF and laminate dominate contract kitchens that has nothing to do with looks: they are dimensionally stable and predictable to machine, so a thousand doors come off identical and flat, and they hold a finish without the movement, splitting and seasonal swelling that solid timber can bring in a humid or air-conditioned building. For a project that needs every unit to match and to stay matched, that consistency is worth as much as the finish itself. Where a project specifically wants the character of timber, we use it knowingly — veneer over a stable core to get the grain without the movement, or solid timber in framed and shaker doors where that look is the point — and we condition and finish it to behave in the climate it is shipping to.

Style

Door Styles, Colours and Fronts


The door style and colour are what a kitchen is judged on, because the doors and fronts are almost all of what is seen. We manufacture the full range of styles so the cabinetry reads as part of the interior scheme rather than a stock kitchen dropped into the room.

Handleless doors — with a J-pull profile or push-to-open mechanism — give the clean, uninterrupted fronts that define contemporary kitchens, and they suit hospitality and rental units where protruding handles are a snagging and cleaning problem. Shaker and framed doors give the timeless, classic look for villas and traditional residential schemes. Flat slab doors are the simplest and most cost-effective, ideal at volume. Across all of these, the colour and finish are open: a powder-matt white that hides marks, the deep greens and blues that have become signature kitchen colours, warm wood tones, or a high-gloss lacquer — matched to the project’s palette and applied consistently across every unit. Kitchen cabinet fronts can also be supplied on their own to a specifier’s own carcasses where that suits the contract.

Colour is where a kitchen either belongs to the interior or fights it, so we treat it as part of the scheme rather than a catalogue pick. Layout

Islands, L-Shapes and Compact Runs


Because we manufacture to the floor plan, the layout is engineered to the room rather than assembled from fixed-size stock units. That matters most at the two extremes — the large kitchen built around an island, and the compact kitchen where every centimetre is fought for.

An island layout turns the kitchen into a social and working centrepiece, with the island carrying storage, a sink or hob, and seating, and it is the layout most villas and premium residences ask for. L-shape and U-shape layouts give the worktop and storage of a full family kitchen against two or three walls. Galley and single-wall runs pack a complete, usable kitchen into a tight footprint — the layout that makes a serviced-apartment or studio kitchenette work, covered in depth on our aparthotel and compact kitchens page. Whatever the layout, the cabinetry is built to the exact run length and the appliances, so there are no awkward fillers or wasted space.

Pantries, Drawers and Internals


A kitchen is only as good as its storage, and the internals are where a well-made kitchen earns its keep day to day. We specify the storage into the cabinetry so it works for the way the unit is actually used, rather than leaving empty boxes for someone else to fit out.

Tall pantry and larder units give a compact kitchen its bulk storage in a small footprint; internal and pan drawers on soft-close runners make base units genuinely usable; corner solutions reclaim the dead space that wastes a fifth of many kitchens; and integrated bins, appliance housings and services voids are designed in around the fridge, oven, hob and sink the project has chosen. For hospitality and rental kitchens, robust, simple, low-maintenance internals that survive heavy use matter more than gadgetry, and we specify accordingly — the storage that works and lasts, not the storage that impresses in a showroom and breaks in a year.

Integration

Appliances, Sinks and Services


A kitchen is built around its appliances, not the other way round, so the cabinetry is engineered to the equipment the project has chosen. Ovens, hobs, fridges, dishwashers, microwaves and extraction are housed in correctly sized, ventilated units; sinks and taps are set into the worktop with the plumbing run designed into the carcass; and the gaps, fillers and end panels are worked out so the finished run is tight and clean with no improvised cuts on site.

For hospitality and rental kitchens the appliance brief is usually about robustness and simplicity — an induction hob that is easy to clean and hard to damage, an integrated fridge that disappears behind a matching door, a single durable sink — and the cabinetry is specified to suit. Where appliances are integrated behind cabinet doors for a seamless look, the housings, hinges and ventilation are designed for that appliance so it runs cool and the door sits flush.

Services voids for power, water and waste are built into the cabinetry, and where a project supplies its own appliances we build to their dimensions; where it does not, we advise on the housings to specify. The result is a kitchen that installs as a coordinated unit rather than a set of boxes the fitter has to make fit.

Carcass, Edges and Hardware


The parts of a kitchen that decide whether it survives a project are the ones nobody sees in a photograph: the carcass board, the edge banding, the hinges and the runners. These are where a contract kitchen is made or lost, and they are specified to a standard a domestic flat-pack does not reach.

The carcass is moisture-resistant board, cut on CNC for square, accurate units, and edge-banded on every exposed edge with a matching tape that is fused, not just glued, so edges do not lift, chip or absorb water at the most-handled points of the kitchen. Hinges and drawer runners are quality soft-close hardware rated for tens of thousands of cycles, because in a hotel or rental kitchen a cabinet door is opened many times more often than in a home, and cheap hardware is the first thing to fail. Backs, fixings and adjustable feet are specified for a solid, level install, and the whole carcass is engineered to be built identically every time. It is unglamorous detail, but it is exactly what separates a kitchen that is still tight and quiet after years of use from one that sags, sticks and rattles.

Standards

Boards, Moisture and Compliance


Behind the finish, the board itself is specified to a standard, because a kitchen lives in the most demanding environment in any interior — heat, steam, water and constant cleaning. We build carcasses and doors in low-emission boards to recognised formaldehyde standards, which matters in a guest room or a residence where the kitchen shares the air people live in, and to moisture-resistant grades where the kitchen is used hard, so the board around the sink, the dishwasher and the kettle does not swell, soften or delaminate over time.

For humid and coastal climates, this specification matters even more, and we build accordingly — moisture-resistant board throughout, fully sealed edges, and plywood carcasses in the wettest zones — so a kitchen shipped to a seafront resort behaves the same as one in a temperate city. Surfaces are specified to be hard-wearing and easy to clean for hygiene, fronts and edges to resist the knocks of heavy use, and finishes to hold their colour against daily wiping and sunlight. Where a project carries specific contract requirements — emission grades, fire performance for a particular setting, or a documented specification for a developer or an architect — we build and document to them. It is the unglamorous half of the specification, and on a project it is exactly the half that gets audited.

The Process

How a Kitchen Programme Works


Furnishing kitchens at quantity is a process, and a clear one keeps a project on budget and on programme. It starts with the brief and the drawings — the floor plans, the unit schedule, the appliances, the look and the budget — from which we engineer the cabinetry and return a specification and quotation across carcass, doors, worktops, hardware and internals. Nothing is cut until the drawings and a sample finish are approved, so the specifier sees and signs off exactly what will be built before manufacture begins.

Once approved, the kitchen is manufactured to that standard and, where it repeats, built identically across every unit. It ships modular and flat or part-assembled, labelled and packed for the install sequence, so the local fitter is assembling a coordinated kit rather than solving problems on site. For a multi-site or phased rollout — an aparthotel brand adding properties, a developer building out a scheme in stages — locking one engineered kitchen design means later phases match the first exactly and the spares stay interchangeable across the whole estate.
